If there are several interested parties for the same property, allocation will take place on the basis of the best match between the candidate and the home. In the case of equal suitability of candidates, the successful candidate will be randomly allocated or a choice will be made based on personal acquaintance. We advise you to complete your registration as soon as possible to increase your chances of getting a home.

When your documents have been viewed and approved, you will receive an option to rent the apartment. It is important that the option is accepted via the link within 24 hours. If this is not done in time, the property will be assigned to another candidate. When the option is accepted, the rental agreement is drawn up.

A housing permit is a specific permit from the municipality allowing you to live in specific housing. Housing permits are used by governments to ensure an equitable distribution of affordable housing. The requirements for applying for this permit differs per region, so please check with your respective municipality.

A housing permit is needed when renting medium-priced rental housing and social housing. Municipalities have certain income requirements and carry out independent checks. If we have assigned you to a property, where a housing permit is required, you will receive a form which you can apply for the permit via the respective municipality. The tenant themselves are responsible for applying for the permit from the municipality. If the incoming tenant fails to provide us with the permit during the key transfer, the key transfer will no longer take place.

As an incoming tenant you can apply for housing permit at the municipality of the property. The application forms for the housing permit can be found in the rental agreement.

Income conditions – Middle sector housing
- Amsterdam

Households with an income up to € 62,000 per year (price level 2022).

- The Hague

Single-person households with an income of up to € 61,148 per year and two-person households with an income of up to € 77,521 per year (price level 2022).

- Utrecht

Households with an income up to a maximum of € 70,000 per year (price level 2022).

- Zoetermeer

Single-person households with an income of up to € 67,669.90 per year and to two-person households with an income of up to € 77,669.90 per year (price level 2022).

Please note, a housing permit is required when renting these properties. The property is allocated according to the conditions of the permit.

Social housing is intended for those with a smaller wallet. For a private rental property with basic rent of up to €763.47, the joint income of your household may not exceed € 46,679 (price level 2022). For additional information consult: Central government – social housing.

Our normal income standard applies to social housing. As a rule of thumb, the gross income per month (without taking into account temporary allowances) must be at least 3 times the gross monthly rent and for renting.

Please note: For medium-priced rental and social housing, a housing permit must be applied for. This is an extra check from the municipality whether you meet the set income requirement. If we have assigned a home to you, you will also receive a form with which the housing permit can be applied for at the municipality where you are going to live.
